5 Great Reasons to Buy a Home in Toronto’s East End

1) Affordability

As Central Toronto real estate prices increased steeply over the past five years, smart money turned to Toronto’s East End in search of affordable and attractive homes.  Increased sales activity in the Beaches, Leslieville, Riverdale, the Danforth, and Greenwood/Coxwell is a result of low interest rates combined with a wide variety of solidly built original homes and handsome infill housing in easily accessible locations.

2) A Neighbourhood For Every Kind Homeowner

If you’re looking to buy a home in Toronto, The East End offers homes in every price range, from luxury estate style properties to cozy starter homes or condos, all in established, centrally located neighbourhoods.
  • Culturally and ethnically diverse, Danforth Village/Danforth Mosaic offers first time buyers price conscious condos and single family homes in what many consider the next hot Toronto location.
  • Leslieville is suited to middle class singles and families looking for value, offering many funky loft condos and character homes.
  • Elegant Riverdale is minutes away from downtown and is graced by century old Victorian properties and huge park.
  • The sporty and laid back Beaches and upper Beaches boast everything from tiny semi-detached cottages to townhouses, condos and beautiful mansions all within walking distance to the lake and Boardwalk.

3) Convenient Access to the Downtown Core

When looking to buy a home in Toronto, TTC accessibility and access to highways is becoming increasingly important. Especially with inner-city gridlock becoming more of an issue.
East Toronto is also well served by the TTC, including subway stations and 24 hour bus and street car routes, a new bike path on Eastern Ave, and the “Beaches Downtown rocket” for rush hour commuters. Getting to and from the downtown core is straightforward and relatively painless whether by car, TTC or bicycle.

4) A Sense of Community

East End Toronto has an abundance of what makes a neighbourhood enjoyable.  Homeowners have put down roots and support their area businesses and community initiatives, making the neighbourhoods attractive to families and singles alike.
Once you’ve decided buy a home in Toronto, it’s important to look at various communities and see what business and community associations are doing to improve the neighbourhood, and keep it vibrant.
Eager Business Associations work hard to continually improve the street scene and create well attended community events.  Clean and safe parks are popular gathering places for parents of young children, pet owners, runners and retirees. Several very well equipped recreation centres offer fitness, special interest and child -friendly programs.

5) Good Value For Your Money

If you want to buy a home in Toronto’s East End you will be buying into a good long term investment.  East End Toronto offers stable, well rooted neighbourhoods with an upwardly mobile trend and an average home price increase between 8% – 18% last year*.  Even residential pockets previously considered “sketchy” are quickly becoming gentrified and moving upward in price.
Conservatively, we can expect a balanced market for the rest of 2010 and into 2011, meaning a longer time on the market for Sellers and more choice and negotiating power for Buyers, all of which will slow down the pace of price increases for the next year or so, but will not affect the medium and long term value of home investment in East Toronto.
